• A 12 Hour Notice is to enter the tenant's property

• A 3 Day Notice is for non-payment of rent

• A 7 Day Notice is to cure a violation in a lease

• A 15 Day Notice is to terminate a month-month lease

• A 30 Day Notice is a non-renewal of a yearly lease

• If the landlord allowed someone to move in to their property without a lease or any sort of oral agreement for them to pay rent prior to moving in, the landlord cannot evict them. The landlord must do what they call an ejectment. LTA strongly suggests the use of an Attorney for this procedure.
